Although now, precisely because of this construction, traffic is difficult. But these difficulties are temporary.

From the Shchelkovsky bus station to the area of ​​​​the city of Kirzhach, buses run on a schedule to, in fact, the city of Kirzhach and to the city of Kolchugino. I had my eye on the Dubki holiday village, 70 km from the Moscow Ring Road. Category of land plot - land settlements. I didn't find any reviews about the village. Apparently, the owners are happy with everything.

Unfortunately, the website does not indicate the specific cost of vacant plots. It says “from 19 thousand rubles per hundred square meters” and that’s it.

In my further research, I found out that the price depends on the location and rises to 35 thousand rubles per hundred square meters, which, you see, is inexpensive. It’s not clear why you need to go to the office for this information? From communications only electricity in the amount of 15 kW per site. This is quite a lot, but considering that there is no gas in Dubki, it is quite justified. Electricity is three phase. Individual sewerage - septic tank. There is no running water either, you need to drill a well. The occurrence of drinking water horizons is from 8 to 25 meters. The main composition of the soil is sand and sandy loam; clay soils are less common. The forest is mixed, mainly coniferous.

Gring's company sells as land retail, and massifs (large plots of land), and they do everything fine. The plots themselves are really mainly in the Mozhaisk region - famous place rest (plus there historical places- Borodino, etc.). But there are also in other places in the Moscow region.


One hour and forty minutes by bus, and a kind driver drops me off right at the Dubki checkpoint.

If you follow along, don't get lost! There is a checkpoint "Dubki" along the Yegoryevskoe highway and a checkpoint "Dubki" along the Simferopol highway.

No one met me, because on the phone number listed on the website, they explained that there was no manager in the village, but I could turn to commandant Vladimir Vitalievich Serov for help.

However, I never got inside, because the commandant arrived later. But a very informed and talkative security guard showed on a map of the village which areas were free.

It turned out that in addition to the cost of the site itself, 360 thousand rubles will be added. for communications. And this, gentlemen, is expensive! Even if you buy, for example, a plot of 10 acres at a minimum price of 19 thousand rubles. (for only 190 thousand rubles), then you will need to pay an additional 360 thousand, which is two and a half times more expensive than the plot itself.

In this case, the buyer must pay 100% of the cost of the land plot, as well as 100% of the cost of the contribution for communications or in installments in equal payments for 12 months.

You can also reserve a plot for a period of 7 days.

The photo shows that the village is entirely electrified. It costs 17 thousand rubles to supply electricity to a house.

In addition, judging by the announcement at the checkpoint, Dubki will soon undergo gasification. The first exploration work has already been carried out, for which 70 thousand rubles are collected from the owners of the plots. At the next stage - laying the gas pipeline itself, another 70 thousand. How much more money will need to be added for gasification of a particular house is still unknown.

The first house to catch your eye is a resale house.

There are trees in many areas. The plots are intended for individual housing construction. Category of land – land of settlements. All proposed land plots are sold without a contract.

Many plots have been sold. Currently, there are only 14 available, but, as it later turned out, there are four more plots for sale. I'll tell you about them later.

If you look at the diagram of the village, you can see that on one side its compact territory is fenced by Shchelkovskoye Highway, and on the other three by a beautiful forest. It’s a big plus that they don’t plan to build any more settlements around Dubki. So people who want to find a quiet and calm, one might say, secluded place are in luck.

But I photographed such a large anthill right on the site. It’s immediately obvious that the environment is good!

And the tansy thickets confirm this.

I didn’t find out anything about the Internet, but I think that the network modem works quite well. And you can watch TV too.

Although there is no mandatory construction contract in Dubki, you can choose the basic house design proposed by the developer. There are only nine of them, ranging from 93 square meters. m up to 161 sq. m. At the buyer's request, the house will be delivered turnkey.

It seemed like there was nothing else to see, I walked around the entire village, didn’t see the oak grove - all pine trees, and, already heading out, I heard the rooster crowing! Some of the homeowners live in the village all year round and have such livestock.

The owner of the Dubki village, Sergei Vladimirovich Kolesnikov, intercepted me at the barrier itself. He suggested that I purchase four plots at once, each measuring approximately 11 acres, which could be combined into one large one. The cost of one hundred square meters is 33 thousand rubles, there is a well on one of the plots. I was already happy about the auction of unprecedented generosity, but! There is also an ambush here! Remember about 360 thousand for communications not included in the price of plots? You will have to pay them four times. That is, the price immediately doubles, and the mood, accordingly, decreases. Moreover, it is still unknown how much you will have to pay for gas supply. I assume that in the end it will be at least 300 thousand rubles. for each plot! Why do I need to pay for communications and gas four times on one large plot? Sergei Vladimirovich sweetened the pill and promised small discounts. Since there is no internal infrastructure, I’ll tell you about the external one. All of it is located in the city of Kirzhach (13 km): city hospital, schools, kindergartens, shops, churches, museums. For groceries and household chemicals, you can go to the village of Dubki, about a kilometer away.

The history of the village of Dubki is quite short. At the beginning of the twentieth century, the Moscow-Smolensk railway line was built (now the Belarusian direction of the Moscow railway). Before the start of the bloody First World War, plots of land remote from the station began to be given in installments, and then dachas of qualified workers from railway repair shops appeared, for example: Skripkin, Ermakovich, Tipikin.

In 1926, there were 70 farms and 316 residents in the village, the council was headed by D.I. Skripkin. Then the village grew, a House of Culture, a grocery store, and a pharmacy appeared. Others appeared nearby holiday villages: “Red October”, Holiday House “Ozera”.

In 1929, the Dubkovsky Village Council was formed, which from 1929 to 1957 was subordinate to the Zvenigorod Executive Committee of the District Council. From 1957 to 01/15/1960 to the Kuntsevo District Council. Then from January 1960 to 1965 it was assigned to the Zvenigorod City Council, and from 1965 it was subordinated to the Odintsovo City Council. During the Great Patriotic War, the Dubkovsky Village Council destroyed some documents. In accordance with the Law of the RSFSR “On Local Self-Government in the RSFSR” and on the basis of the resolution of the Head of Administration of the Dubkovsky Village Council dated January 17, 1992, the executive committee was liquidated and a rural administration was formed. In 1993, the activities of all Councils, and Dubkovsky, respectively, were also terminated, and their functions were assigned to rural and town Administrations. Since 2005, the territorial Administration of the village of Dubki was annexed to the Territorial Administration for the urban settlement of Lesnoy Gorodok. According to the adopted Charter of the Territorial Administration for the urban settlement of Lesnoy Gorodok, on January 1, 2006, it was renamed into the Administration of the Urban Settlement of Lesnoy Gorodok, the status of which has been preserved to this day.

In 1989, 1,326 residents lived in the village of Dubki and there were 398 households.
