The Meltzer Hall residential complex is a project of the Bonava company (formerly NCC Real Estate), which is planned to be built in the Petrogradsky district on the embankment of the Karpovka River. Initially, the construction permit for the Meltzer Hall residential complex was issued until the end of 2017, and was later extended until October 2019. Negotiations with potential partners are ongoing, but their names have not been disclosed.

In addition, restoration and adaptation of cultural heritage sites for modern use will be required. In particular, this applies to Korlyakov’s house, the factory’s production building, the chimney and the Grand Palace cinema building.

On the embankment of the Karpovka River, the Bonava company will build a residential complex "Meltzer House". The architectural design of the 8-story building was developed in the Studio 44 workshop. The environmental condition is good. The Botanical Garden is a 10-minute walk away, Shevchenko Square is nearby. The parks on Krestovsky Island are a 20-minute walk away.

Transport accessibility is provided by the embankment of the Karpovka River and Kamenoostrovsky Avenue. Medikov Avenue runs nearby, providing access to the Kantemirovsky Bridge.

The project is very interesting. For a long time he was registered with the Bonava company. Although some questions arose here. The approach, it must be said, is very responsible, but this is understandable: the company has proven itself from the best side since its work on the market under the NCC brand. Apparently, such careful preparation for the implementation of the Meltzer Hall project explained last year’s delay in the start of construction.

However, 2017 brought new news. This residential complex did not appear among the current projects on the official website of the developer. And the media reported that Bonava is ready to abandon the construction of this residential complex and is looking for a company that will buy the rights to implement this project. The official reason for refusing to build an elite house is the desire to focus on projects in more mainstream real estate segments (in particular, in the comfort class). That is, “Bonava” intends to continue doing what it has been successfully doing in St. Petersburg in recent years.

In mid-May, representatives of the developer company informed our portal that Bonava was actively seeking and considering proposals for the purchase of the Meltzer Hall residential complex project by other developers. Reason: the luxury segment to which this residential complex belongs has been excluded from Bonava's portfolio throughout Northern Europe. Thus, now all that remains is to wait for the message about which of the developers will ultimately undertake the implementation of this project.

For now, that's all we know. Potential buyers interested in apartments in this building can only wait. The location is good, the project is ready, a building permit has been received. Therefore, someone will definitely build here. We hope that there will be more news before the end of 2017.

Since this situation attracted public attention, the Petrograd District Prosecutor's Office began checking the legality of the demolition of buildings. Currently, as the company explained to us, Bonava, all issues related to the legality of the upcoming construction have been resolved positively.

Returning to the residential complex project, we note that the architects were faced with the difficult task of how to fit existing historical buildings into the new residential complex, which by law must be preserved (these old buildings do not represent anything unique in architectural terms, but, of course, they are valuable because they were built a long time ago). The complexity of the task consisted mainly in the fact that it is difficult to fit old houses into a new project and in any case they will not look completely organic.

Regarding the chosen project itself, carried out by Studio 44 of the Honored Architect of the Russian Federation Nikita Yavein, the opinions of interested citizens were divided. Some people like it for its unusualness, beveled facades. Others would prefer to see something more traditional in the St. Petersburg style on the Karpovka embankment (this, by the way, was more in line with one of the alternative projects that took part in the competition - from Studio-17 by Svyatoslav Gaikovich). During 2014, taking into account the recommendations made by the Architectural Council, additions and changes were made to the approved project of Studio 44. In particular, the color scheme of the facades has changed - from brown they became light beige.

It is not yet possible to name the exact time frame for the implementation of this project. The company does not advertise this information. As representatives assured us Bonava, if specific information appears in 2015 on the start of construction, it will be communicated to the media. The name of the residential complex and all other details will be known at the time of the official presentation of the project.

Objectively assessing the pros and cons of the location of the future residential complex, we will say that its surroundings, of course, are not as luxurious as in that part of Kamennoostrovsky, which is closer to the station. But the place is still prestigious.

The environmental disadvantages of being adjacent to a busy avenue are partly compensated by the proximity of the Karpovka River, the Botanical Garden and the parks of Kamenny Island. The social infrastructure here is well developed. In terms of transport, there are a lot of problems - traffic jams in this part of the Petrograd side are common. But you can walk to the metro.
