Location

With the enchanting location near the beach, everything is generally sad for the new projects, so we will assume that Dusit (geo-point) is still well settled: the jay that leads from the project to the sea is quite decent, the evening market with vegetables, fruits and food is just a stone's throw away , to the large transport artery - Second Jomtien - 900 m. To the sea along Soi 7 or Soi 5 Jomtien (past the Immigration Office) - 1500 m. To public transport, however, the same amount.

Infrastructure

On the other hand, it is unclear how necessary it is. Because Dusit Park seemed to me to be a project more aimed at vacationers without children. And without children, you can either ride a motorbike or walk. And it’s probably not necessary to go to the beach.

The project itself has underground and outdoor parking, big company office- this is good, because some issues can be resolved on the spot (if suddenly something breaks from the global - well, that’s just me, I’m imagining), on the other hand, judging by the number of multilingual staff - from Chinese to Russian - the company has big plans and how they will affect this particular project - HZ. The most unpleasant thing, in my opinion, is the possibility of turning the project into an aparthotel accepting Chinese tourists. When I was in Dusit, I didn’t see anything that would confirm my suspicions, but there is a slight feeling that the company is thinking in this direction. But so far everything is great.

What else? Sauna and Gym good and even, one might say, with a view.

Overlooking beautiful territory! I really liked the Dusit area. It is blue-green, cold - which is incredibly valuable in a hot climate - somehow fresh. And also Mediterranean. This blue, this greenery, fir trees, cereals, green paths, lightness - wonderful! Very calm, very fresh.

I'm in the interior, so to speak. I like it!

Who's waiting for a photo? playground– she’s not here. There is no children's water town and other joys for children, except for the slide in the pool - but, in fact, it is already for adult children. This lack of colored corners undoubtedly whispers that Dusit Park is not a very children's project. Although let’s be honest: we’ve already been somewhat spoiled here with our demands. No children's playground? Fi, no good!

Pool

The pool is excellent, lagoon, long. Bridges, a slide in the middle, everything, as it seemed to me, without the frills of some contrived Instagram pictures, but simply and even strictly, tastefully.

There are sun loungers, there is shade, the water is clean. What else?

By the way. What I really liked is that there are no apartments with access to the pool. They open onto a small patio. Here again I have some kind of Mediterranean associations. Restrained and stylish (and there is not such an abundance of ants, centipedes, snails, as if the exit was on the lawn). Overall, very cool!

About the developer

I wrote about the developer literally a week ago, when I talked about . In a nutshell - the candle of Condo View and this low-rise Dusit Park - the developer's debut in the condo market. But it has been well known on the villa market for a long time. The most famous Russian villages of Pattaya, Dusit Pattaya, are his handiwork. Well done, doing a great job! And you know, it feels like the condo is a debut for the developer. The eye has not become blurred yet, the imagination has not become vulgar. Both projects are not carbon copies, without pretentiousness, and pleasant.

One bedroom apartment in Dusit Grand Park

In Dusit Grand Park, I looked at a standard one-bedroom apartment. It so happened that I ended up here literally the next day after visiting the apartment of the same developer in the Dusit Grand Condo View high-rise, so I inevitably made comparisons.

By area Visually, the apartment in Dusit Park seemed larger to me than a high-rise building. But in reality it is even a couple of square meters. less. Apparently the secret is in the layout. Here it is, however, usual for such projects, no revelations, but in comparison it turns out that it is more successful than other options in the same area.

By finishing The park looks very good, and in addition, the apartment I looked at was perfectly decorated and equipped. But up close you can see that the finishing is cheaper than in a high-rise building. In principle, this is definitely not a hindrance for a vacation.

Let's take a walk around the apartment.

The layout is standard: at the entrance on one side there is a kitchen, on the other there is a “dining area” in the form of a small table and two chairs.

Kitchen with a full-size refrigerator (a rarity in new projects), a two-burner stove, microwave, kettle, and dishes. Everything looks very nice and functional.

Next to the kitchen is the door to the bedroom, more about that a little later.

A sofa, a TV with a cabinet and a very good solution - a mini-workplace. It is, indeed, mini, but it copes with its functions perfectly: a table, drawers, sockets (!!! Just 5+ from me, because with sockets there is an eternal problem - how do they manage to put them in the most inconvenient places???).

The sofa, by the way, is folding.

Well, exit to balcony.

In this case, the balcony is on the first floor, so there is no view as such, there are green bushes. You don't see anyone, no one sees you.

But! What I didn’t like about the balcony: only one half of the window opens. It’s clear why: there’s not enough space. But it's inconvenient. Although, maybe this is just my problem: I adore wide-open balcony doors, I’ve lived this way for many years. It wouldn't be possible to open it all the way here. But, let's be honest: many who come for a couple of weeks do not turn off the air conditioning in their apartment either day or night. So the relevance of my remark is debatable for many.

We go into the bedroom. Regular small bedroom: a bed, a wardrobe with two doors, a TV even without a cabinet, a variation on the theme of bedside tables. But the bed is king-size (in many projects - queen-size). Test.

Oh, just a moment, now let’s open the curtains a little.

TV. Not every apartment has it as standard, so please check if this is important.

This is both a plus and a minus. Plus - because a bathroom in the bedroom is always convenient. The downside is that your guests, if any, will have to enter the bathroom through the bedroom if necessary.

The shower is not tropical - by the way, does anyone use it, this tropical shower? I once lived for three years in an apartment with a rain shower and never got into the gimmick.

Who is Dusit Grand Park suitable for?

As I noted above, for me it’s more likely the project is not for living with children. Not because he is bad - no, he is good! But because, against the backdrop of the mass of projects with playgrounds, vacationers, winterers and expats with children will not pay attention to it first of all, which means that the child may not have enough companions to play with. Although this is all very conditional. Take, for example, which seems to be not at all childish and quite simple compared to many other similar classmates, and there are a lot of children there.

For vacationers without children, the absence of a playground is, of course, a huge plus. Well, agree)

Without a doubt, the project will suit both for short holidays and for wintering.

In addition, the project absolutely captivated me with its atmosphere - calm, unhurried, without fuss - so I see it as a good option and for long stay. I think that there will still be fewer short-term tourists here than in the neighboring Laguna 2, Seven Sis, so there probably won’t be any vibrant evening life (if not the Chinese, if not the Chinese!). A comparison immediately came to my mind with Paradise Park, which I saw for the first time quite recently and also appreciated.

What is the price

For a short term (month) there is an offer ranging from 10,000 to 14,000, depending on the season. In the long run, apparently, reality fluctuates between 8,000-10,000 baht for a one-bedroom apartment. Considering that the project is new, nice, and well located, this is a good offer.

pros

  • A new neat project with its own face (not spoiled by unnecessary vulgar gadgets, frills, jewelry and other nonsense).
  • Great lagoon pool.
  • Well-organized space - the footage is used as efficiently as possible and despite the small area there is no feeling of desperate cramped space.
  • Nice green area, covering - concrete paths in the park, tiles along the pool - no garbage disposal in the form of artificial grass.

Minuses

  • For families with children there is no playground. For everyone else, this is a plus.
  • One and a half kilometers to the sea is one and a half kilometers. It is unknown when the shuttle will arrive.
  • I didn't like the entrance to the gym - through the office. The staircase to the top is right at the entrance, on the side, but still, for example, I wouldn’t really want to show off with a red face and generally not during the parade after class through the office with the staff in clean, starched shirts)

I caught myself thinking that I was sitting here torturing specific disadvantages, because I didn’t notice anything glaring and glaring. Yes, small apartments, small, but after I’ve already looked at a whole bunch of them, it doesn’t really knock me off my feet anymore. In general, what: overall, I liked Dusit more than many similar projects. Take a closer look.
